Sawa Residences: the project at a glance

Sawa Residences stands on a lagoon in Meydan Horizon, a new residential district within Mohammed Bin Rashid City. It is a single tower: residential floors rise above a podium that holds the parking and the residents' shared spaces.

The developer's tagline for the project is short: Meant to be. The idea is simple: you recognise the right place to live straight away. The building is planned as an address where greenery, water and everyday conveniences come together, so residents don't need to leave the district for them.

Residential floors run from L1 to L20. Below them are three parking levels, the ground floor with the entrances and two basement levels. The building will have around 349 apartments. The range is short and clear: compact and standard one-bedroom apartments, plus two- and three-bedroom apartments.

Apartments are sold freehold, and buyers of any nationality can purchase. The project is at an early stage: the developer is collecting expressions of interest, and prices and the payment plan have not been announced yet. Handover is planned for Q1 2030.

Architecture and layout

How the tower works: podium, residential floors and two entrances

The building has a clear vertical layout. Vehicle access and parking are at the bottom, with residential floors above. On one level, residents' shared spaces sit alongside apartments, and the top floor is a technical level.

There are two entrances, each with its own role. The lagoon-side entrance leads straight to the water and the promenade. The street-side entrance is convenient when you arrive by car or taxi. Five lifts serve the floors.

Parking takes up two basement levels and three podium floors above the ground floor. One-bedroom apartments come with one space, and two- and three-bedroom apartments with one or two spaces, depending on the layout. In Dubai the car is still the main way to get around, so a dedicated space in the building removes a daily hassle.

The apartments get plenty of natural light, with efficient layouts and understated finishes with clean lines. In the renderings the tower rises tall and slender, the residential floors open onto the lagoon, and the podium with its pools and terraces faces the water.

Lagoons and promenade

Four lagoons, a canal and a 4 km promenade

At the heart of Meydan Horizon is a network of lagoons. Daily life in the district is built around the water: walks, sport and time by the shore.

The district has four 50-metre-wide lagoons, linked by a 2 km canal. A 4 km promenade runs along the water, good for walks in the morning and evening when the heat eases.

Sawa Residences sits right on the lagoon. The residential floors face the water, and the lagoon-side entrance opens onto the promenade. In inland areas, this kind of direct access to the water from home is especially valued.

The renderings show lawns, palm trees, seating areas and spaces by the water around the lagoons. The district is still under construction, and the landscaping will be completed as the district is built out. We will confirm timings for individual phases once the developer announces them.

Amenities

Pools, sun deck and cabanas on the Sawa Residences podium

The developer has included 18 shared spaces in the building. Residents can relax by the water, work out, work and keep children busy without leaving the building.

The main leisure area is around the pool. It has the main pool, a separate relaxation pool and a children's pool, a sun deck with a terrace, loungers and cabanas. Next to it are a barbecue area and outdoor seating for the evenings.

For evenings with friends there is a cinema and a virtual reality zone. The developer has also added an honesty bar, a self-service bar with no bartender. For work there is a co-working space with meeting rooms.

The shared spaces are on the podium and on a level marked in the building section as amenities plus apartments. The full list is below; sport, kids' areas and co-working each have their own section.

Sport and spa

Gym, boxing, yoga, sauna and steam room in the building

The fitness offer covers what people usually join a fitness club for: a gym, boxing, yoga and post-workout recovery.

The building has a gym and a separate boxing studio. There are two spaces for yoga: an indoor studio and an open-air area. In summer, classes move into the studio; in the cooler season, they go outside.

After a workout you can use the sauna or steam room, then move to the relaxation pool. People usually look for this set-up at a standalone spa; here it is in the same building as your apartment.

Having the gym and spa close by saves time. There is no need to plan a drive and parking for an hour's workout, and the lagoon promenade is there for walks and runs every day.

Children and family

Indoor and outdoor kids' areas, a children's pool and barbecue

Children have three dedicated spaces in the building: an outdoor play area, an indoor playroom and a children's pool. Adults can relax nearby in the meantime.

The outdoor play area suits the cooler months and evenings. The indoor playroom helps in summer, when it is too hot outside during the day. The children's pool is separate from the main one, so little ones feel calmer and parents can keep an eye on them more easily.

For family weekends there is a barbecue area and outdoor seating. You can get together with neighbours or friends without leaving home.

Four schools are 13-18 minutes from the building, and a clinic is 11 minutes away. For a family that means a short drive in the morning and an evening walk along the lagoon promenade.

Co-working, meeting rooms, cinema and virtual reality zone

For those who work from home, the developer has set aside a co-working space with meeting rooms. For evenings there is a cinema and a virtual reality zone.

The co-working space solves a simple problem: you can work somewhere other than the kitchen table without commuting to an office. The meeting rooms are useful for calls and meetings you would rather not host in your apartment.

The cinema is for watching films and matches together. The virtual reality zone will appeal to teenagers and to adults who enjoy gaming.

The building also has an honesty bar, a self-service bar with no bartender. It is a place to meet someone without leaving the building.

Layouts and sizes

Four apartment types from 33 to 109 m²

Sawa Residences has four apartment types. The smallest starts from 356 sq ft and the largest from 1,177 sq ft. In metric terms that is roughly 33 to 109 m².

The compact one-bedroom starts from 356 sq ft (around 33 m²). It is designed for a single person or a couple, and for buy-to-let: the bedroom is separate from the living room, and the unit is the smallest in the building.

The standard one-bedroom starts from 601 sq ft (around 56 m²). Two-bedroom apartments start from 849 sq ft (around 79 m²) and three-bedroom apartments from 1,177 sq ft (around 109 m²). These are starting sizes: each type will include larger options.

The developer has not yet published floor plans; they will be released together with prices. As soon as the plans are out, we will send you suitable options with size, view and floor level. One-bedrooms come with one parking space, and two- and three-bedroom apartments with one or two spaces.

Location and travel times

What is around Meydan Horizon and how long it takes to reach key places

Meydan Horizon is part of Mohammed Bin Rashid City. In cadastral records, the building's plot falls within Ras Al Khor Industrial Area 1. Downtown and the banks of Dubai Creek are 15-20 minutes away.

The nearest mall, Meydan One Mall, is 10 minutes away. Nad Al Sheba Mall is 12 minutes, and Avenue Mall Nad Al Sheba and Dubai Festival City Mall are 15. Dubai Mall and Downtown are 20 minutes away, Dubai Design District 16 minutes away, and the Al Jaddaf Walk waterfront 15 minutes.

For families with children there are schools nearby: American School of Creative Science in Nad Al Sheba is 13 minutes away; GEMS Modern Academy is 15 minutes away, Hartland International School at 17 and Springdales School Dubai at 18. The nearest clinic, Nad Al Hammar Health Center, is 11 minutes away, and Clemenceau Medical Center, Emirates Specialty Hospital and Latifa Hospital are 17-19 minutes.

Who it suits

Who Sawa Residences suits

With a range from compact one-bedroom apartments to three-bedroom apartments, the building covers different needs. Below is a short guide to what to look at in each case.

If you are buying your first apartment in Dubai or entering the market on a smaller budget, look at the compact units from 33 m². This is the smallest apartment type in the building, and since Dubai service charges are calculated by area, it costs less to run.

For a couple or a young family, a one-bedroom from 56 m² or a two-bedroom from 79 m² works well. The second bedroom can serve as a nursery or a study, and the co-working space and meeting rooms help anyone who works remotely.

Families with children should look at three-bedroom apartments from 109 m², with one or two parking spaces. The building has indoor and outdoor kids' areas and a children's pool, and four schools are 13-18 minutes away.

  • First purchase and buy-to-let: compact one-bedroom from 33 m²
  • Couples and remote work: one or two bedrooms, co-working in the building
  • Families with children: three bedrooms, kids' areas and pool, schools nearby
  • Life by the water: lagoon-side entrance and a 4 km promenade

For renting out

What to consider when buying an apartment at Sawa Residences as a rental investment

Apartments are sold freehold, so they can be rented out on a long-term or short-term basis under Dubai's rules. Yields cannot be calculated before prices are announced, but what they will depend on is already clear.

First, the format. A compact one-bedroom has a lower entry price, and this type is in demand among singles and couples who work in the city centre. Downtown and Dubai Design District are 16-20 minutes away.

Second, the water and the amenities. Tenants weigh up a lagoon view, pools, a gym and a spa in the building when choosing an apartment. Third, timing. Handover is in Q1 2030. The apartment will start earning after handover; until then, payments follow the developer's schedule.

Once the developer announces prices, we will work out expected yields for you under several scenarios: long-term rental, short-term rental and resale before handover. We will base the calculation on transactions and listings in neighbouring buildings in the district.

  • Ownership: freehold, for buyers of any nationality
  • Handover: Q1 2030
  • Prices and payment plan: not yet announced by the developer
  • We will calculate yields for your scenario once prices are out

Purchase terms

How to buy an apartment at Sawa Residences now

The project is at the expression-of-interest stage. This is an early phase: the developer collects expressions of interest from prospective buyers before sales launch and announces prices and the payment schedule later.

Registering early gives you a chance to choose from the full range of apartments by floor, lagoon view and type. Apartments with the best views sell out at launch.

Register your interest on this page. When the developer opens sales, we will send you floor plans, prices and the payment schedule for suitable apartments and help you choose.

Apartments are sold freehold, with no nationality restrictions. Under Dubai law, payments for off-plan property go into the project's escrow account, and the contract is registered with the Dubai Land Department.

What to know in advance

The developer has not yet announced prices, the payment plan or floor plans. Figures on this page were checked in October 2026 and may change by the sales launch.

Handover is planned for Q1 2030. Completion dates for off-plan buildings can slip, so allow extra time if you are counting on rental income or a move.

The Meydan Horizon district is also under construction. The promenade, parks and shops around the lagoons will be delivered as the district is built out, and there may still be construction around the building in the first few years.

In our clients’ words

Clients who bought in the Emirates, from our channel (translated from Russian) “UAE Real Estate”.

Huge thanks to Art Estate and personally to Sergey Churganov for helping us find an apartment. We have already bought it in Dubai, near the Marina, in a great complex. Sergey has nerves of steel. I must have looked at 150 apartments. He calmly answered all my 250 thousand questions, reassured me, explained and showed everything.

Ilana DyldinaDubai, near the Marina. Video reviewChannel post

I bought an apartment in Dubai, and Konstantin Nazarov handled the deal. The best service, and real trust. Buying property in another country felt risky at first. Konstantin, thank you for being open and honest. When large sums are involved, that matters a lot. He was available even at night, because we had to make a quick decision and reserve. Konstantin shows things as they are, facts only, no games. That builds trust.

We bought a studio in Dubai and later sold it at a profit. Sergey Churganov helped us. Thank you for the professional approach and the highest level of service and commitment! I recommend them without reservation.

Very happy with the experience! I bought a studio in Abu Dhabi last May. I am new to investing in general, and the team helps at every stage: from the paperwork to help with making payment transfers. They are always available, and I feel in safe hands. I sincerely recommend them! Once this studio is handed over, we will make our next investment with this agency straight away.

We met the head of this company, Sergey Churganov, on another continent. The company is led by a true professional and a man of his word, so we found the company trustworthy. We successfully signed a contract to buy property in Abu Dhabi.
