Zain: an overview

Zain is a standalone nine-storey residential building by Azizi Developments in southern Dubai.

The building is under construction on Ibn Battuta St in Al Furjan, a community within Jabal Ali First, next to Jebel Ali Village. The project comprises one nine-storey building with one, two and three-bedroom apartments.

The exterior and interiors share a contemporary design. The developer may substitute materials with equivalents; only the contract is binding. Properties in the project are available on a freehold basis.

The area around the building brings residential floors together with everyday amenities. Shops and restaurants operate on the lower level, while residents have separate adult and children’s pools, a gym and landscaped walking areas. Why Zain

Four reasons to consider this building in Al Furjan

5 min

Metro close to home

The building sits along the metro line, five minutes from Discovery Gardens station. Commuters can reach the business districts without sitting in morning traffic.

13 min

Beaches and business hubs within a quarter of an hour

Dubai Marina and the JBR beaches are a 13-minute drive away, while Palm Jumeirah and Expo City Dubai are 15 minutes away. The journey to work in Media City or an evening by the water takes less than half an hour, which also helps when renting to employees of nearby offices.

50/50

Half the price on handover

Pay 10% on booking, another 40% in four instalments during construction and the remaining 50% when work is completed in Q4 2027. Half the budget stays with you until the apartment is ready.

Location

Life in Jabal Ali First and the Al Furjan community

The building is under construction in a growing residential area where family life sits alongside business and shopping districts.

Al Furjan, within Jabal Ali First, has developed into a residential hub with shops, restaurants and leisure facilities. It attracts families with children and professionals working in nearby commercial areas, with everyday amenities and cultural attractions in the neighbourhood.

The metro line runs through the area, connecting it to other parts of the emirate. It saves hours on journeys while keeping the neighbourhood at a quiet distance from the dense development of the central districts.

Bus stops and local landmarks Jebel Ali Gardens 8, Discovery Garden 13 and Discovery Garden 14 are near the building. The business clusters of Media City and Internet City, as well as the exhibition and business district of Expo City Dubai, are within easy reach.

Transport and journey times

The location along the metro line also offers quick access to the emirate’s main roads.

Discovery Gardens metro station is a 5-minute drive away. Jafza free zone and Ibn Battuta Mall are 7 minutes away. Mohammed Bin Zayed Road (E311) can be reached in 10 minutes.

The city’s main roads also run near the area: Sheikh Zayed Road (E11) and Al Khail Road (E44). They provide routes towards both Abu Dhabi and central Dubai without unnecessary detours.

The Dubai Marina waterfront and JBR beaches are 13 minutes away. Palm Jumeirah and Expo City Dubai are each 15 minutes away. DIFC and Business Bay are a 25-minute drive, while Al Maktoum International Airport (DWC) is 30 minutes away.

Pools and walks

Separate pools, landscaped paths and barbecue areas

Zain’s grounds are designed for residents to swim, walk among greenery and gather with friends outdoors.

There are separate pools for adults and children. Parents can swim in their own pool while younger family members splash in the shallow pool.

A walking path and landscaped areas surround the building, offering space for a walk before bed or a place to sit outdoors with a book.

A dedicated barbecue area provides space for outdoor weekends and family dinners. Residents can cook meat and spend an evening with neighbours or guests without leaving the city.

The complex is designed for families. Children have an outdoor playground and an indoor play area where they can play under cover during the hot summer months.

Together, the indoor playroom, children’s pool and walking paths meet the needs of families with children of different ages within their own grounds.

Purchase terms and handover

50/50 payment plan and handover in Q4 2027

The purchase of an apartment at Zain is divided into clear stages, with half the price due on handover.

The project has a 50/50 payment plan. The buyer pays 10% of the apartment price on booking. Another 40% is spread across four stages during construction.

The remaining 50% is due on handover. A Dubai Land Department (DLD) fee of four percent is payable separately, in addition to the apartment price. The property is registered as freehold.

Handover is scheduled for Q4 2027. An Art Estate broker will send you an up-to-date list of available apartments and a detailed payment schedule for your chosen floor plan.

The details

What to know in advance

The building is under construction, with handover in Q4 2027. It will not suit buyers who need to move into their own home in the next few months or start earning rental income immediately. For those with more time, the 50/50 plan allows half the price to be held until construction is complete.

The mandatory DLD fee of four percent is added to the apartment’s contract price. This should be included in the initial transaction budget alongside the first ten percent due on booking.

What our clients say

Words from clients who bought in the Emirates, from our channel “UAE Real Estate”.

A huge thank you to Art Estate and especially Sergey Churganov for helping us find an apartment. We have already bought it in Dubai, near the Marina, in a great complex. Sergey really has nerves of steel. I must have looked at 150 apartments. He calmly answered all 250 thousand of my questions, reassured me, explained everything and showed me everything.

I bought an apartment in Dubai, and Konstantin Nazarov handled the transaction. Excellent service and trust. Buying property in another country felt risky at first. Konstantin, thank you for your openness and honesty. When large sums of money are involved, that is hugely important. He even made himself available at night because a decision and booking were needed urgently. Konstantin shows everything as it is, just the facts, no games. That inspires trust.

We bought a studio in Dubai and later sold it at a profit. Sergey Churganov helped us. Thank you for your professional approach and the exceptionally high level of service and involvement! I recommend you without hesitation.

I would like to thank Art Estate and Konstantin Nazarov personally! He is a true professional. I was very nervous when I decided to buy property in Abu Dhabi, but Konstantin guided me through every stage of the transaction with such confidence and calm, practically holding my hand throughout!

I am very happy with the experience! I bought a studio in Abu Dhabi last May. I am new to investing, and the team has helped at every stage, from the paperwork to transferring payments. They are always available, and I feel I am in good hands. I sincerely recommend them! Once we rent out this studio, we will go straight back to this agency for our next investment.

We met the head of this company, Sergey Churganov, on another continent. I would like to say that the company is led by a professional and a man of his word, so it can and should be trusted! We successfully signed a contract to buy property in Abu Dhabi.
