1. What this document covers

This document explains what information about visitors the website https://art-estate.top/ collects, why it is needed, how long we keep it and what you can do with it. It is based on Federal Law No. 152-FZ of 27 July 2006 "On Personal Data" and applies to all data we receive through this website.

Data operator: Art Estate LLC. This is the entity that decides why data is collected and is responsible for keeping it safe.

2. What data we collect

We deliberately collect the minimum: just enough to call you back and answer your questions about a property:

The form does not ask for passport details, address, employer, income or date of birth, and you do not need to provide them. If you write any of this yourself, we will process it on the same terms as everything else.

The website also collects anonymised technical information about visits: the page you came from, advertising campaign tags, device and browser type. This is collected by the Yandex.Metrica counter. See section 9 for details.

3. Why this data is needed

This data is not used for anything else. We do not sell it or share it for anyone else's advertising.

4. On what legal basis we process it

Legal basis: your consent, which you give by pressing the submit button. The consent text and a link to this policy sit directly below the form, in plain view: you read them before your data reaches us, not after.

Consent to marketing messages is separate, and you give it by ticking the box below the form. The box is not pre-ticked and has no effect on whether we reply about the property.

Emails follow the same rule: you enter the address yourself, choose the topics yourself and consent to emails with a separate tick box. The first email is sent only after you confirm your address via the link in a confirmation email.

5. Who we share it with

Your enquiry goes into our enquiry management system and to the broker who calls you back. In addition, your data is received by:

Your data is not shared with anyone else.

6. How long we keep it

Enquiry data is kept for three years from our last contact with you. If neither you nor we have been in touch for three years, the data is deleted or anonymised, meaning it can no longer be linked to a specific person.

Data is deleted before then as soon as you withdraw your consent, unless the law requires us to keep it longer, for example as part of the records of a completed transaction.

Your email address is kept until you unsubscribe. After you unsubscribe, we keep only the address itself on a “do not email” list, so that you receive no further emails from us, even if the address reaches us again.

Recordings of phone calls, if a call was recorded, are kept for ten years. You are told about the recording at the start of the call.

7. How we protect it

The data is stored on servers located in the Russian Federation. Only staff who need it for their work have access, and access is granted to named individuals. All actions in the database are logged, and access is revoked on the day a person stops working with the company. Data travels between your browser and our server over a secure connection.

8. What you can do with your data

By law, you have the right to:

To exercise any of these rights, write to pd@art-estate.top. Include your surname, first name and the phone number or email address you gave us. Otherwise we will not be able to find your record and confirm that the request comes from you. We reply to requests about your data within ten working days; we act on a withdrawal of consent within no more than thirty days of receiving it. We are usually quicker. A withdrawal of consent is processed without asking for reasons: you are not obliged to explain why you changed your mind.

9. Cookies and analytics

The site uses cookies: small files that your browser stores on your device. They are needed for the site to work properly and for us to understand how many people visited it and where they came from.

We use Yandex Metrica: its data is stored in Russia, and its terms are described on the Yandex website. The counter sees anonymised information about your visit. It does not see your name.

On your first visit, a short notice about cookies and Metrica appears at the bottom of the screen. The “Decline” button in it turns Metrica off for you: on this and subsequent pages, the counter sends nothing further. The site works the same whether or not you click anything in the notice.

You can disable cookies in your browser settings. The site will keep working, but some conveniences may be lost.

10. Is data transferred abroad

No. The personal data of visitors to this site is processed and stored on servers in the Russian Federation and is not transferred outside it.

11. Changes to this policy

We may change this document, for example if a new contact channel appears or the law changes. The new version is published on this same page, and the version date at the top is updated. We are not obliged to notify everyone individually, so if this matters to you, check this page before submitting an enquiry.

12. How to contact us

For any questions about the processing of your data: pd@art-estate.top.

By post: 18 Aptekarskaya Embankment, bldg. 1, premises 17N, room 806, St Petersburg, 197022.

The consent you give

By submitting an enquiry through the form, you give Art Estate LLC (INN 7814539250) consent to process the name and phone number you provided, as well as your email address if you left it on the “Thank you” page after your enquiry.

What may be done with the data: collection, recording, storage, updating, use, transfer to the parties listed in section 5, anonymisation and deletion. Processing is carried out both with and without the use of computers.

Why: to respond to your enquiry, find a property for you and support the transaction.

For how long: consent is valid for three years from our last contact with you or until the day you withdraw it.

How to withdraw: by writing to pd@art-estate.top. A withdrawal is processed within no more than thirty days of the day we receive it. This is the period set by law; we are usually quicker.

Tick box below the form: separate consent to receive marketing messages under Article 18 of the Federal Law “On Advertising”. We deliberately ask for it with a separate tick box: the law does not allow consent to advertising to be obtained together with consent to data processing. It is optional, and leaving it unticked does not stop us replying to you about the property. You can withdraw it with the same email or by replying to any marketing message.

Tick box under the email address on the “Thank you” page: the same kind of separate consent, but for emails on the topics you selected. You can unsubscribe via the link in any email.
