Roma Residences by JRP: about the project
Roma Residences by JRP is being built by JRP Properties in Jumeirah Village Circle. The project takes its name from the Latin name for Rome, Italy's capital, with its architectural and cultural heritage.
The project is designed as a single residential building with a basement, a ground floor and 5 residential floors above, expressed as B+G+5. Its scale is noticeably different from Dubai's high-rise developments, remaining in proportion to people and the green streets around it.
The building will have 81 homes. JRP Properties has brought compact studios and spacious family apartments with private balconies and terraces under one roof. The small number of neighbours helps maintain a quiet, private atmosphere in the shared lounges, by the pool and in the garden.
The project places an emphasis on sustainable and energy-efficient features. The building combines classical proportions with modern engineering, with attention to courtyard landscaping and efficient use of resources. Properties are available on a freehold basis.

Green parks and cycle paths in Jumeirah Village Circle
Jumeirah Village Circle, known as JVC, was designed as a quiet family community with a carefully planned urban landscape in central Dubai.
Residential neighbourhoods are surrounded by green parks, walking paths and cycle paths. Instead of busy business district roads outside the windows, there is a network of landscaped parks suited to walks with children or a morning run in the open air.
The neighbourhood has shops, restaurants, leisure venues and medical facilities. Circle Mall is 1 minute from the building, with JVC Mirabella Villas 2, Mirabella Villas 6, Atlantis S 1 and Atlantis S 4 nearby.
Affordable property prices and quick access to the city's main highways support steady demand from tenants and buyers in JVC. People choose apartments here for quiet family living and rental income, with the prospect of resale.

From 1 minute to Circle Mall and 20 minutes to Dubai Mall
Jumeirah Village Circle has convenient access to the emirate's main roads, making travel times to the coast, major malls and airport predictable.
A destination for everyday errands is just around the corner: Circle Mall is 1 minute away. Palm Jumeirah is 15 minutes away by car, while the Burj Al Arab hotel and beach are 18 minutes away.
The Walk JBR waterfront promenade is 20 minutes from the building. The central Dubai Mall, Burj Khalifa and The Dubai Fountain are also exactly 20 minutes away.

Adult pool, sauna, yoga and 2 gyms
The fitness and pool areas at Roma Residences by JRP are arranged so residents can exercise indoors and outdoors, then take time to recover.
The building has a separate adult pool for swimming and relaxing by the water. After a swim or a working day, residents can warm up in the building's own sauna without buying an annual membership at an external fitness club.
Strength and cardio facilities are divided between 2 spaces: an indoor gym and an outdoor exercise area. There is also a jogging track for those who prefer running or brisk walking.
A dedicated studio and area are set aside for yoga, and the shared spaces are designed around residents' wellbeing. It takes a couple of minutes to go from your apartment to a workout or the sauna.

Landscaped garden, children's pool and pet-friendly living
The grounds are designed for family leisure, outdoor gatherings with friends and a quiet life with pets.
The project has its own children's pool and a dedicated play area for younger residents. Parents can relax nearby while their children play in the safety of their own building's grounds.
A lush landscaped garden surrounds the leisure areas, and a barbecue area is provided for weekends and outdoor evening meals. The building welcomes pet owners, allowing residents to live with their four-legged companions without unnecessary restrictions.
A 24/7 smart security system helps keep the grounds safe and orderly. Residents with cars have dedicated parking spaces, and an electric vehicle charging station is available to everyone in the building.

Every apartment is handed over to the buyer with a fully equipped kitchen. The kitchen plans show spaces for a refrigerator, microwave, dishwasher and cooker, and the apartments also have space for a washing machine.
The developer may replace materials with equivalents; only the contract is binding. An Art Estate broker can send you the current availability chart and the exact equipment list for your chosen apartment on request.

Buying at Roma Residences by JRP: 50/50 payment plan and handover in early 2027
The building is under construction on plot JVC11CCMRA008 in JVC, with handover scheduled for Q1 2027.
The apartment price is split into two equal instalments under a 50/50 plan. Buyers pay the first 50% when booking their chosen apartment and the remaining 50% on handover after construction is complete.
A Dubai Land Department (DLD) fee of four percent is payable separately from the contract price. The property is sold on a freehold basis.
A broker can tell you which apartments are currently available. Enquire and they will help you find a suitable option.
What to consider before booking
The 50/50 payment plan requires half the apartment price upfront on booking. This may not suit buyers looking for smaller instalments, but is convenient for those with funds available who prefer not to make monthly payments during construction.
The developer’s drawings state that actual areas and dimensions may differ from the design within construction tolerances, and that the developer may update the project information. The exact specifications are set out in the sale and purchase agreement for the chosen apartment.
We will go through each point: what has already been decided, what depends on the building and apartment, and which documents to review in advance.

What our clients say
A huge thank you to Art Estate and especially Sergey Churganov for helping us find an apartment. We have already bought it in Dubai, near the Marina, in a great complex. Sergey really has nerves of steel. I must have looked at 150 apartments. He calmly answered all 250 thousand of my questions, reassured me, explained everything and showed me everything.
I bought an apartment in Dubai, and Konstantin Nazarov handled the transaction. Excellent service and trust. Buying property in another country felt risky at first. Konstantin, thank you for your openness and honesty. When large sums of money are involved, that is hugely important. He even made himself available at night because a decision and booking were needed urgently. Konstantin shows everything as it is, just the facts, no games. That inspires trust.
We bought a studio in Dubai and later sold it at a profit. Sergey Churganov helped us. Thank you for your professional approach and the exceptionally high level of service and involvement! I recommend you without hesitation.
I would like to thank Art Estate and Konstantin Nazarov personally! He is a true professional. I was very nervous when I decided to buy property in Abu Dhabi, but Konstantin guided me through every stage of the transaction with such confidence and calm, practically holding my hand throughout!
I am very happy with the experience! I bought a studio in Abu Dhabi last May. I am new to investing, and the team has helped at every stage, from the paperwork to transferring payments. They are always available, and I feel I am in good hands. I sincerely recommend them! Once we rent out this studio, we will go straight back to this agency for our next investment.
We met the head of this company, Sergey Churganov, on another continent. I would like to say that the company is led by a professional and a man of his word, so it can and should be trusted! We successfully signed a contract to buy property in Abu Dhabi.
