Creek Waters 2: the project
Emaar Properties is building the development on Creek Island in Dubai Creek Harbour. The single 50-storey tower rises above historic Dubai Creek and combines apartments, townhouses, a penthouse and a landscaped podium.
The tower’s design draws on the waterscape of Dubai Creek, an old trading route in Dubai. Windows and outdoor areas offer views of the creek, Dubai’s skyline, Creek Island Promenade and Creek Tower. Natural landscaping on the amenities podium balances the high-rise building’s clean urban lines.
Creek Waters 2 offers three types of home: apartments with one to four bedrooms, three-bedroom townhouses and a five-bedroom duplex penthouse on the upper floors. Properties are sold as freehold. The developer may replace materials with equivalent alternatives; only the contract is binding.
Residents can walk directly from the podium to shops, restaurants and cafes. From there, pedestrian paths lead to the promenade, with licensed bars and places to relax by the water. The tower is scheduled for handover in Q4 2027.

Four reasons to consider the tower on Creek Island
Townhouses with roof terraces and a penthouse above
Alongside 1-4 bedroom apartments, the building has three-bedroom townhouses with roof terraces and a five-bedroom duplex penthouse with a study on floors 49-50. These offer a rare waterfront home type and a private outdoor terrace overlooking Dubai’s skyline.
The island’s yacht club and parks on your doorstep
Creekside Park, with courts and an amphitheatre, begins at the building. Creek Marina yacht club, with 81 berths, is five minutes away, and Central Park, the size of six football pitches, is nearby. You can walk with children in the shade of the trees and keep your yacht close to home without long journeys.
Metro, three bridges and water taxis
Creek Island is connected to the city by three bridges and a panoramic pedestrian bridge. The district has four metro stations, a road interchange and water taxis to Downtown Dubai. You can reach the business centre by water or road and save travel time.
Emaar Properties’ experience
The tower is being built by Emaar Properties, which has already delivered more than 85,000 homes and is building more than 27,000 more in over twelve countries. You can invest in freehold property from the developer of Burj Khalifa with confidence in construction quality and delivery times.

Architecture, evening lighting and lobby at Creek Waters 2
The tower combines urban architecture with the living landscape of the podium. By day, the building stands out among Creek Island’s neighbouring towers for its clean geometry, and its appearance changes after dark.
In the evening, integrated architectural lighting illuminates the facades. The light highlights the lines of the fifty-storey building, making the tower a visible landmark above the creek. Greenery at podium level softens the transition from the tall tower to the neighbourhood’s pedestrian streets.
A water feature welcomes residents and guests at the entrance. Beyond it is a spacious lobby with high ceilings and natural daylight. The glazed entrance offers a wide view of the green boulevard.

The landscaped podium is a private, enclosed space for relaxation and exercise. It brings together pools, a fitness pavilion, children’s play areas and outdoor spaces for gatherings.
The podium has an infinity pool that appears to merge with the sky and viewing decks facing the panoramas of Dubai Creek Harbour. Younger residents have a separate children’s pool and a shaded outdoor playground. A barbecue area and roof terrace sit nearby among the landscaped gardens.
The fully equipped gym is housed in a separate pavilion on the podium. Doors lead directly from the gym to an outdoor yoga terrace. From the podium, residents can access the shops, cafés and restaurants at the base of the building.

Creekside Park at your doorstep and Central Park on the island
Dubai Creek Harbour has 500,000 m² set aside for parks and open spaces. The island’s 2 main green routes are within walking distance of the tower.
Creekside Park runs right past the building: a linear pedestrian park following the curve of the waterfront. In the shade of trees and shrubs are playgrounds, fitness centres, sculpture parks, multipurpose sports courts, open lawns and an amphitheatre.
Further inland on the island, Central Park covers an area equivalent to 6 football pitches and is one of the emirate’s largest parks. It has a children’s play area, skateboarding and rollerblading areas, a Splash Pad water play area, a fitness area, a lawn with an amphitheatre and a separate dog park.

Creek Marina yacht club, the promenade and The Viewing Point cantilever
Creek Marina yacht club is 5 minutes from the building. The entire Creek Island shoreline is a walking route with viewing decks, berths, restaurants and hotels.
Creek Marina has an 81-berth yacht club, food trucks, art installations, a sculptural viewing deck and the licensed Vida Creek Harbour hotel. At sunset, the marina’s landscaped walkways overlook the Downtown Dubai skyline. Harbour Promenade has shops, restaurants and a viewing deck by the berths.
The Viewing Point extends over Dubai Creek. The structure is 11.65 metres high and 70 metres long, with a cantilever reaching 26 metres over the water. The walkway overlooks the creek, the Downtown Dubai skyline and the twin towers of Address Grand Creek Harbour. Both nearby 5-star hotels, Address Grand Creek Harbour and Vida Creek Harbour, give residents access to fine dining, wellness centres, gyms and infinity pools within minutes of home.

What to know in advance
Handover is scheduled for Q4 2027. Anyone looking to move in or earn rental income immediately will need to wait until construction is complete. For buyers planning a move in advance or spreading their investment over the period to 2027, the timeline is an advantage.
Dubai Creek Harbour is a large district with 7.4 million m² of planned residential space, and some surrounding neighbourhoods are still under construction. The developing area may not suit those looking for a long-established, quiet suburb, although the parks, marina and hotels on Creek Island itself are already open to residents.
Creek Waters 2 handover and ownership terms
The tower is under construction, with handover scheduled for Q4 2027. All residences in the building are available on a freehold basis.
Buying an apartment, townhouse or penthouse off-plan gives buyers the opportunity to choose a floor and window orientation before construction is complete. A broker can confirm current purchase terms and the payment schedule for a specific home.

What our clients say
A huge thank you to Art Estate and especially Sergey Churganov for helping us find an apartment. We have already bought it in Dubai, near the Marina, in a great complex. Sergey really has nerves of steel. I must have looked at 150 apartments. He calmly answered all 250 thousand of my questions, reassured me, explained everything and showed me everything.
I bought an apartment in Dubai, and Konstantin Nazarov handled the transaction. Excellent service and trust. Buying property in another country felt risky at first. Konstantin, thank you for your openness and honesty. When large sums of money are involved, that is hugely important. He even made himself available at night because a decision and booking were needed urgently. Konstantin shows everything as it is, just the facts, no games. That inspires trust.
We bought a studio in Dubai and later sold it at a profit. Sergey Churganov helped us. Thank you for your professional approach and the exceptionally high level of service and involvement! I recommend you without hesitation.
I would like to thank Art Estate and Konstantin Nazarov personally! He is a true professional. I was very nervous when I decided to buy property in Abu Dhabi, but Konstantin guided me through every stage of the transaction with such confidence and calm, practically holding my hand throughout!
I am very happy with the experience! I bought a studio in Abu Dhabi last May. I am new to investing, and the team has helped at every stage, from the paperwork to transferring payments. They are always available, and I feel I am in good hands. I sincerely recommend them! Once we rent out this studio, we will go straight back to this agency for our next investment.
We met the head of this company, Sergey Churganov, on another continent. I would like to say that the company is led by a professional and a man of his word, so it can and should be trusted! We successfully signed a contract to buy property in Abu Dhabi.
